Design & Construction of New Development Sites

We work with retirement villages from the earliest design stages right through to construction supervision and handover. As an independent consultancy, we review your chosen design to ensure it’s compliant and fit for purpose, and we can advise on plant and equipment selection so everything is cost-effective and easy to maintain in the long term.

Once a project’s complete, we work with your pool construction contractors to pull together all the information needed, then build this into a Site-Specific Operational Procedure (SSOP) and deliver staff training so your team is set up to run the facility properly from day one.

Condition Assessment Reports

Not sure where your current pool or spa stands? Our condition assessment reports give you an independent, on-the-ground view of your facility from an operational, compliance, and maintenance perspective. We’ll help you understand the current state of the asset, assess its future viability, and prioritise upgrade work, with indicative costs included to make budgeting straightforward.

Reports cover everything from the condition of the pool, plant and equipment through to compliance with NZ Standard 4441:2008 (Swimming Pool Design) and NZ Standard 5826:2010 (Pool Water Quality), health and safety, and aged care industry best practice.

Site-Specific Operational Procedures (SSOPs)

Every commercial aquatic facility needs SSOPs in place to meet the Health and Safety at Work Act 2015, and we’ve written many of them. Amotto can develop, review, or maintain your SSOPs, covering water-testing procedures, faecal-accident response, plant and asset maintenance, and health and safety guidelines. For villages with multiple sites, this also means consistency across your whole portfolio, and SSOPs that comply with Quality Pool accreditation, the industry-recognised standard for non-lifeguarded swimming pools.

Compliance & Operational Support

Once your facility is up and running, our team can support your onsite maintenance staff to keep things operating smoothly and in line with NZ Standards.

This includes annual site inspections, onsite and remote maintenance support, coordinating pool chemical and product purchasing, and organising microbiological water testing. We also give you access to online facility management software, so water test results, compliance certificates, orders, SSOPs, and maintenance requests are all managed in one place.
